Villa Slivari Novo I - named after the village in which it's located - is 5 minutes' drive from the amenities of Zminj, and 30 minutes from Rovinj and a choice of beaches. Air conditioning/heating in the bedrooms and lounge, plus WiFi are included.

Villa Description
Swimming pool, garden and BBQ area

The villa has a unique L-shaped swimming pool with Roman steps at both ends, surrounded by a glorious garden dotted with flowers and trees, adding a splash of colour. There's plenty of space to sunbathe, or, if you prefer the comfort of the shade, there's a lovely covered summer kitchen complete with a dining area, brick BBQ, storage and hob at the side of the garden.


From the road heading into Zminj, a country lane leads off into Slivari, a small village with a handful of country-style houses. At the front of Villa Slivari Novo I is a long driveway leading up to a spacious private parking area, with a pathway through the garden to the entrance. The front garden is a great place to relax if the heat of the sun gets too much, as the heavy stone walls and mature trees keep it very cool.This terraced house is adjoining our Villa Slivari Novo II and the owner's residence.

Living space

The combined lounge and dining area has comfortable seating around the flat screen TV and a table and chairs. The heavy wood furnishings blend perfectly with the feature stone walls and exposed ceiling beams, giving the house plenty of charm. An archway at one side connects the living space to the fully equipped kitchen, which has a breakfast table and patio doors onto the garden, decorated in soft yellow tones for a typical country cottage feel.

Bedrooms and bathrooms

The villa has 3 good-sized bedrooms spread over the top 2 floors of the house. On the first floor is a double bedroom with en suite shower room and a twin bedroom with en suite bathroom. The stairs continue up to a second, impressive double bedroom with en suite shower room on the top floor. All 3 bedrooms are decorated in soft tones, in keeping with the rest of the villa, and have ample storage space. There's also a shower room off the kitchen.

Villa Location
Villa Slivari Novo I is in a serene 'off the beaten track' location, in the small village of Slivari, 5 minutes' drive from Zminj. Here, you can join in with simple, real Istrian life and take in the beauty of the surrounding countryside. Both Zminj and nearby Svetvincenat have a handful of local restaurants and shops, but venture into Rabac or the larger coastal town of Rovinj for a much larger variety of amenities and beaches.

Local markets and shopping

For basic holiday essentials, there's a supermarket 5 minutes' away, in Zminj. A larger choice of shops can be found 30 minutes away in Rovinj. This beautiful coastal town has a maze of quaint, narrow cobbled lanes lined with local gift shops leading up to the impressive Church of Saint Euphemia at the top of the hill, overlooking the harbour below.

Bars and restaurants

Both Zminj and Svetvincenat have a small choice of bars and restaurants serving mostly local authentic Istrian cuisine, as well as pizza. During your stay it's definitely worth venturing into Rovinj to eat, especially in the evening. There are many quaint cafes and restaurants in the old town, but the venues along the harbourside are particularly special, as the sunset views in the evening are incredible!


A pleasant 30 minute drive through the countryside in either direction are the beaches at Rabac and Rovinj. Generally, the beaches in Istria tend to be rocky, but are still ideal for sunbathing and swimming. There are also a number of purpose built, paved sunbathing platforms as well as several shingle coves with easy access into the sea for small children and non-swimmers.

Family fun

This part of Croatia is mostly known for its wonderful countryside, excellent local dishes and cultural highlights. However, there are still plenty of attractions and activities you can do as a family. There are 2 waterparks - Istralandia and Aquacolours - within a 40 minute drive of your villa. Plus, Mini Croatia model village is just outside of Rovinj, or venture 35 minutes north to the popular Dinopark in Funtana.

Places of interest

Simply enjoying a drive around the local area is an adventure in itself, and offers the spectacular scenic views for which Istria is famous. The Church of St. Euphemia in Rovinj is well worth visiting - even if the church itself is not your thing, the views from its position at the top of the hill are stunning. The town is a great place to spend the day, there are plenty of places to eat and shop, and has a wonderful, charming atmosphere.

Just north of Rovinj is Lim, which has a magnificent valley with a channel where you can paddle, or stroll along and enjoy the scenery.

Further afield is Hum, the world's smallest town, with a population of 20. The hilltop village of Motovun is worth seeing, with superb views over the whole of Istria, and the impressive Roman amphitheatre in Pula makes an interesting visit - all are within 40 minutes by car.


A 35 minute drive south will take you into Fazana, where you can catch the boat across to Brijuni Island. The island has a good golf course, as well as a small safari park and a couple of restaurants.

Other activities

Cycling is very popular in Istria, with over 60 miles of marked routes taking you through some of the most beautiful scenery in the area.

Activities and things to do
Church of St. Euphemia, Rovinj
Located in the heart of Rovinj, the Church of St. Euphemia has an impressive display of Baroque architecture and artwork and is also home to the sarcophagus of the patron saint of the city, St Euphemia herself!

Funtana Dino Park
Located in Funtana, just South of Porec, is the Funtana Dino Park. The park has a number of large moving dinosaurs, a café,, a zoo, a few theme park rides, a gift shop, an arena which stages magic shows, a circus and animal shows, a fossil safari, childrens play area and dinosaur museum!

Hum, the world's smallest town
Hum, with a population of 21, is the smallest town in the world. This pretty little town is located around an hour's drive from both Rovinj and Porec and, at 350m above sea level, has glorious views over the surrounding countryside. The narrow lanes and cobbled streets are lined with old stone buildings and hanging baskets, and the town has a church, a restaurant and a couple of guest houses. Although there's not a great deal to do here, the scenery is quite spectacular, and not many people can say they've visited the smallest town in the world!
Brijuni Golf Course
The island of Brijuni, just off of Fazana, Pula, is home to the National Park as well as a fantastic golf course. Buy your tickets at the Brijuni Tourist Service office in the town and catch the boat across to the island from the mainland.

Brijuni National Park
The only National Park in Istria, Brijuni National Park is a group of islands off of Pula. Boats from the town of Fazana take around 15 minutes, although sight-seeing tours of the islands by boat also run from Pula. There is also a safari park which has various animals including zebras, elephants, llamas and ostriches, and a golf course on the coast overlooking the mainland.
