Villa Description
Swimming pool, BBQ area and outside space

The inviting pool and spacious sun terrace provide the perfect setting to unwind and enjoy your holiday to its fullest! At the far end of the terrace is a lawned garden with views beyond of the surrounding Istrian countryside. You can cool off under the impressive gazebo with a L-shaped couch with refreshing drink. The raised, covered terrace outside the villa is ideal for alfresco dining, plus, there's a brick BBQ and lawn to the rear of the house.


From the country lane, the sloped driveway leads to a gated private parking area with space for 3 cars. Steps lead up to the raised terrace and entrance at the side of the house.

Living space and kitchen

The combined lounge, dining area and kitchen is decorated in contemporary, warm colours and has comfortable seating, a flat screen TV and a dining table. A set of large patio doors along one side allow plenty of natural light, and open onto the raised dining terrace with steps down to the pool.

Bedrooms and bathrooms

Villa Vivian has 4 bedrooms along the hall which run parallel to the living area. There are 3 double bedrooms and 1 twin bedroom, all contemporary furnished with plenty of storage space. There is also a bathroom and shower room at either end of the hall. The second shower room can be accessed via the games room on the lower level.

Games room

A path from the pool terrace leads around the villa to the entrance of the games room on the lower level. Here you'll find the table tennis table.

Villa Location
Villa Vivian has everything you'll need for an relaxing holiday. Its countryside setting secures excellent scenic views, yet it's only a short drive into Kringa Village and a little further to the lively town of Porec. Kringa has a small shop for daily essentials, but venture into Porec for a wider selection of shops and restaurants. Heading south along the coast you'll come to neighbouring Rovinj, also well worth visiting. A variety of good beaches, attractions and local towns - including Groznjan, Motovun and Hum - are all within a short drive too.

Local markets and shopping

Kringa Village is around ¾ mile from Villa Vivian, with a small shop where you can buy daily essentials such as bread and milk. Nearby Sveti Lovrec also has a couple of small shops, but venture 25 minutes into Porec where you'll find a number of mini markets and larger supermarkets for a main shop. There's also several quaint gift and souvenir shops.

Bars and restaurants

There is a good traditional Istrian restaurant just over a mile away, as well as a pizzeria in Sveti Lovrec. Various excellent eating places can be found dotted around the countryside, mostly with fantastic scenic views of the area. But visit Porec or Rovinj for a much larger choice of authentic and international restaurants.


The nearest beaches are in Porec and Vrsar, both around 13 miles from Kringa. Rovinj also has several good beaches. The majority of the bays and bathing platforms around this part of Croatia are either pebbly or purpose built, but still ideal for sunbathing and swimming.

Family fun

There are 2 waterparks in Istria, plus a popular dinosaur park, horse riding facilities and adrenalin parks. Porec also has a popular aquarium and tractor museum!

Places of interest

Istria is packed with history and culture, with a never-ending choice of things to see and do, and Villa Vivian is ideally positioned making it easy to explore this part of Croatia. Euphrasius Basilica in Porec is certainly worth seeing. Further afield you can visit the famous Roman Amphitheatre in Pula, the beautiful hilltop town of Motovun or the Church of St. Euphemia perched on the hill in the centre of Rovinj Old Town.


A 40 minute drive south will bring you to the area of Fazana, Pula, where you can catch a boat over to the island of Brijuni - home to Istria's most popular golf club (as well as a great beach and safari park) The sea-facing club Golf Adriatic is around 50 minutes' drive north.

Other activities

Cycling is very popular in this region, with over 60 miles of marked cycle routes taking you through some of the most beautiful countryside in Istria.

Activities and things to do
Euphrasius Basilica, Porec
The Basilica of St. Euphrasius in Porec is definitely worth a visit for anyone wanting to enjoy an authentic taste of Croatia and learn about its rich history. The Basilica has a collection of Byzantine art and architecture dating from the 6th century, included in the UNESCO List of World Cultural Heritage. The building is also easy to identify from the exterior, dominating the skyline of Porec, and is one of the most photographed sites in the area.

Mramornica Marble Caves
The Mramornica Marble Caves close to Brtonigla-Verteneglio, around 30 minutes drive North of Porec, are one of the largest in Istria. The caves have steep steps at the entrance, with a maze of different coloured dripstones and stalagmites, some as high as 13 meters tall! The caves make for a great day out, especially if you want to escape the summer crowds and high temperatures!

Baredine Jama-Grotta Caves
The Baredine Caves in Porec are well worth a visit if you're looking for something a bit different to do during your stay. The caves are an underground maze of stalagmites and stalactites, forming structures such as the 10 metre long curtains, a statue of the Virgin Mary, the shepherdess Milka's body, the Leaning Tower of Pisa and the snowman torchbearer! A guide will take you on a 40 minute tour of the caves, past the 66 metre deep hatch descending to the underground lakes. Certain varieties of insects and crayfish can also be found and there is a museum to explore as well. The Traktor Museum and climbing centre are next door.

Windsurfing, Porec
ProSurf in Porec offers beginners courses and windsurf hire. There are different courses on offer which last anything from 2 hours to 12 hours split into a week.

Adriatic Golf Club
North of Umag, around 45 minutes drive from Porec, is the Adriatic Golf Club located in an area called Crveni Vrh. Opened in 2009, this course has 18 holes over 6360m, 80 acres, although there is a shorter course at 4690m, and was designed by the famous Austrian architects Diethard Fahrenleitner and Barbara Eisserer. Only 300m from the sea, the course has fabulous views over the water as well as the nearby vineyards, olive groves and rich green countryside.
