Villa Description
Swimming pool, BBQ area and outside space

This impressive villa has a private swimming pool and spacious lawned garden, the ideal spot to enjoy a swim or relax in the sun. To one side of the pool is the brick BBQ and table and chairs, surrounded by authentic stone - a proper Istrian dining experience!


The villa is accessed from a country road, with a private driveway for your hire car. The house is perched on a slight hill, surrounded by vineyards, with views of the beautiful Istrian village of Motovun.

Living space

The lounge is on one side of the entrance hall, with the open plan dining area and kitchen on the other. A second smaller sitting area can be found off the main lounge. Patio doors and windows allow natural light to stream into the house creating a bright and airy living space.

Bedrooms and bathrooms

The bedrooms are the perfect mix of contemporary and traditional, with modern furniture and old stone feature walls. On the first floor there are 2 double bedrooms. The third double bedroom and twin bedroom are on the second floor. On both levels the bedrooms share a balcony, with absolutely magnificent views, stretching over the open countryside towards the hilltop village of Motovun. The double bedroom on the second floor also has access to a small private balcony at the front of the house. Each bedroom has an en suite shower room and there is also a WC on the ground floor.

Villa Location
If you're eager to sample real Istrian life and enjoy the breath-taking beauty of the countryside, Villa Demetra Panta is ideal. The villa has incredible views of the well-known village of Motovun where you'll find a selection of shops and places to eat. The larger, more established coastal resort of Porec is around 35 minutes' drive away and has a much larger variety of facilities and attractions. You'll also find a choice of beaches here. The nearby cultural towns of Groznjan, Roc and Hum are also well worth a visit.

Location features


There is a small mini market in Motovun where you can buy daily essentials. A number of larger supermarkets can be found in either Porec or Novigrad.

Bars and restaurants

Istria is famous for its truffles, served at many of the local restaurants. There are also a number of cafes and a bar in the village, with fantastic countryside scenery. Porec has a much larger variety of cafes, bars and restaurants, many overlooking the harbour.


Both Porec and Novigrad have a number of purpose-built bathing platforms. The seafronts are mainly rocky but there is still the opportunity to sunbathe or swim. The shingle beaches also slope gently into the water, ideal for children or non-swimmers.

Family fun

There are 2 waterparks in Istria. Istralandia is around 20 minutes away and Aqua Colours is 40 minutes by car. There is also a popular dinosaur park, horse riding facilities and adrenalin parks.

Places of interest

This part of Croatia has a never ending choice of attractions. In nearby Porec, visit the Basilica of St. Euphrasius, the aquarium or any of the museums. Further afield is the popular Church of St Euphemia in Rovinj or the impressive amphitheatre in Pula. The Baredine Jama-Grotta Caves, Mini Croatia and boat trip to the safari park on the island of Brijuni also all make a great day trip!


There are 2 golf clubs in Istria. The Adriatic Golf Club is 40 minutes' drive north just outside Umag. But the larger, more well-known golf course on Brijuni Island is a more popular choice. The island can only be reached by boat from the harbour at Fazana, Pula.

Other activities

Cycling is very popular in Istria with over 60 miles of marked routes taking you through some of the most beautiful scenery this country has to offer.

Activities and things to do
Mramornica Marble Caves
The Mramornica Marble Caves close to Brtonigla-Verteneglio, around 30 minutes drive North of Porec, are one of the largest in Istria. The caves have steep steps at the entrance, with a maze of different coloured dripstones and stalagmites, some as high as 13 meters tall! The caves make for a great day out, especially if you want to escape the summer crowds and high temperatures!

Euphrasius Basilica, Porec
The Basilica of St. Euphrasius in Porec is definitely worth a visit for anyone wanting to enjoy an authentic taste of Croatia and learn about its rich history. The Basilica has a collection of Byzantine art and architecture dating from the 6th century, included in the UNESCO List of World Cultural Heritage. The building is also easy to identify from the exterior, dominating the skyline of Porec, and is one of the most photographed sites in the area.

Brijuni National Park
The only National Park in Istria, Brijuni National Park is a group of islands off of Pula. Boats from the town of Fazana take around 15 minutes, although sight-seeing tours of the islands by boat also run from Pula. There is also a safari park which has various animals including zebras, elephants, llamas and ostriches, and a golf course on the coast overlooking the mainland.

Baredine Jama-Grotta Caves
The Baredine Caves in Porec are well worth a visit if you're looking for something a bit different to do during your stay. The caves are an underground maze of stalagmites and stalactites, forming structures such as the 10 metre long curtains, a statue of the Virgin Mary, the shepherdess Milka's body, the Leaning Tower of Pisa and the snowman torchbearer! A guide will take you on a 40 minute tour of the caves, past the 66 metre deep hatch descending to the underground lakes. Certain varieties of insects and crayfish can also be found and there is a museum to explore as well. The Traktor Museum and climbing centre are next door.

Windsurfing, Porec
ProSurf in Porec offers beginners courses and windsurf hire. There are different courses on offer which last anything from 2 hours to 12 hours split into a week.
